Sitting tight
Audrey in Antibes read last time's answer about the difficulty of
getting rid of tenants and asks for further details. Well, in the case
of unfurnished properties it can be very difficult and this needs to be
born in mind by those, like last time's correspondent, who think of
buying to rent.
Briefly, tenancies are automatically renewed in French property law.
An owner can only gain possession if the property is needed as a
primary residence for himself or close members of his own family or if
he wishes to sell - and in that case he has to give the tenant first
right of purchase. In fact, as I've explained in this column before,
the situation can turn very bad. In the case of non-payment of rent a
cunning tenant, exploiting the law with its "winter truce" and the
rest, can spin things out for months or even years. If you take on
someone dodgy you can be in for a nightmare.
